  • Budget development.

RPM can help you plan with accurate estimates of costs and likely income.  We will also advise you on what rates are the best to charge to be both competitive and profitable.

  • Payment of utilities and services from an account held for you in our trust.

Bills will always be paid on time. No need to worry about loss of essential services due to an overlooked bill.

  • Preparation and distribution of monthly financial statements regarding the property.

All our owners receive a monthly statement that covers all income and expenses in detail. You can understand how your property is being managed, where your money is coming from and where it is going.

  • Tax proxy service.

Once signed over to RPM, we can pay your acquisition taxes and fixed asset taxes on your behalf. Tax payments are represented on your monthly statement.

  • Arrangement of licenses required for rental.

Short term rental properties in Japan need to undergo inspections and licensing. RPM can arrange these for you - one more thing you need not stress about.

  • Arrangement of necessary liability, fire and earthquake insurance.

RPM can advise you on insurance matters, including arranging quotes to make sure you are covered promptly, safely and at the best value.

  • Arrangement of vehicle registration and insurance.

RPM can look after all aspects of owning and renting a vehicle in Japan

  • Snow removal in a safe and timely fashion.

Snow removal isn’t just a big job, it is essential to keeping your investment safe and habitable during the winter.  The huge amounts of snow that makes Niseko such a great winter resort can also cause structural damage to buildings or injuries to guests if not dealt with in a safe and timely manner.  RPM employs a full time experienced snow removal team to make sure the snow around your property is cleared promptly after every major snowfall at a competitive price.

  • Rubbish removal.

Japan has strict and complicated rubbish sorting rules which can cause problems when guests don't understand them. RPM makes sure that rubbish is removed regularly from your property and sorted correctly.

  • Linen service.

RPM provides a professional and economical solution for all required linen, from towels and sheets to futons and cots.

  • Cost efficient cleaning service.

RPM employs a full-time cleaning service to ensure your property is taken care of and prepared for incoming guests.  Cleaning costs are a significant expense for rental properties and so we make sure you are getting value for money and a professional service.

  • Emergency call out maintenance team.

RPM has a 24-hour emergency call out number that you or your guests can call if something unforseen happens – a burst pipe, a failed heater, a medical emergency. Whatever it is, we will fix the problem quickly and with the minimum of inconvenience.

  • Subcontractor negotiations for maintenance and repair work.

If something breaks and we can’t fix it ourselves RPM will arrange someone who can. We have an extensive network of subcontractors who can call in for any type of job, big or small. RPM will make sure that you get the best possible rate on any repairs, and make sure that they are done properly.

  • Online promotion of the property to domestic and international market.

Extensive online advertising and our NPH website mean that when people search for their holiday in Niseko they will find your property.

  • Direct and agent rental booking service.

Niseko Powder Holidays, one of the major booking agencies in Niseko, is our travel agent service.  Along with our extensive worldwide network of booking agents, NPH will maximise your rentals.

  • Provision of meet and greet service for guests upon arrival.

Our airport pickup service and office in the heart of Hirafu provide a warm welcome to Hokkaido and a one-stop shop for all of our guests' holiday needs.

  • Sourcing and employment of staff for staffed accommodation.

RPM sources, employs and manages all the staff for your lodge or pension if needed.

  • Collection of body corporate charges and arrangement of required meetings and related reports.

If you have a multi-owner condominium block or operate under a body corporate, Japanese law requres the body corporate to be managed by a licensed agent. RPM can provide that service for you, with transparent accounting of body corporate charges.

Promotion

Prior to the Australian wave that began in 2003, the key foreign market was Chinese speaking tourists from neighbouring countries. While Australians currently make up the biggest travel market for Niseko, the market is swinging back toward Hong Kong, Singapore, Malaysia and Taiwan, with Northern Europe following behind.

We have a strong web-centred marketing approach, and have established relationships with agents throughout Australia, New Zealand, East Asia, Northern Europe and North America. For domestic tourists, we also operate through Japanese travel agents.

Our care for your Investment

Our full time staff make sure that your property stays in top condition year round so there is no rush to get things in shape for the season.  Our policy is to prevent as many problems as possible. We regularly visit every property under our care so that any problems are spotted before they get out of hand and cost you money.  RPM's own maintenance team fixes any minor problems promptly and cost effectively.  We also have excellent relationships with certified plumbers, electricians, decorators and builders for bigger jobs so that problems get solved quickly and with the minimum trouble for you.

Our Fee structure

Our fees are the most competitive in the Niseko area. Our fee structure is very simple.  We charge ¥10,000 per month or 10% of gross rental revenue, whichever is greater.  Any rental bookings made by Niseko Powder Holidays have a 20% booking commission.

With a mix of Japanese staff with international experience and expatriate staff with Japanese experience, our people are what makes NisekoRPM so special.  We care about your property because we care about Niseko.  We work at making you happy and also keeping our guests happy so they return again and again.  We have a dedicated core of full time staff and a seasonal staff with a high percentage of returnees.
